35 Donegall Place is an exemplar for creative reuse in the heart of Belfast city centre.
Bywater repositioned 30,147sqft of unlettable space close to City Hall into contemporary future-facing spaces attracting the growing tech sector in Belfast.

By retaining both the existing structure and façade we were able to achieve this for 72kg CO2e/m2, a fraction of the carbon impact of demolition and rebuild, avoiding an approximate 364 tonnes of carbon emissions.
Rather than carbon and cost-intensive lobby finishes, we commissioned local contemporary landscape artist Esther O’Kelly to work on her first large scale triptych, bring life, community collaboration and the character of Belfast to the project. During leasing, the upper floors were used for a number of temporary arts and installation events as part of our continued support of visual arts in the local community, an ongoing aspiration across all our projects.
35DP is located in the heart of the city. Sitting proudly on Donegall Place it is in close proximity to City Hall.
