Theo has a background in regeneration and urban design. He has a MSc and PhD in Advanced Architectural Studies. He spent 5 years at Jones Lang LaSalle in their Strategic Consulting and Development and Asset Strategy teams working on large development and regeneration projects for public and private sector clients before founding Bywater with Richard Walker.
In his career, Patrick has transacted over £1bn of real estate investments as both principal and consultant. At 26 he was the youngest European director for CBRE as Head of Capital Markets in Central & Eastern Europe. He then worked as an International Director advising overseas investors entering the UK market.
Richard founded Bywater Properties with Theo, having worked at Jones Lang LaSalle in both the UK and Poland. He is Executive Chairman of The Iceland Foods Group, his family business, and of the Iceland Foods Charitable Foundation, which has donated over £30 million to good causes. He is also a Trustee of the leading conservation charity Fauna & Flora International, and an Ambassador to the Wildlife Trusts and Alzheimer’s Research UK. He is a Young Global Leader at the World Economic Forum and sits on the No10 Business Council. In 2020 he published ’The Green Grocer: one man’s manifesto for corporate activism’. Richard was appointed OBE for services to business and the environment in the late Queen’s Birthday Honours list for 2022.
Emma joined Bywater in 2015 having previously worked for Palmer Capital, Invista Real Estate and Sainsbury’s property development.
Emma leads on all financial reporting and also has a key involvement in due diligence on new acquisitions and projects, reviewing finance and legal agreements, liaising with property agents and, as required, the handover of records and responsibilities on the sale of a project.
Natalie is a Real Estate Financial Modelling expert and seasoned entrepreneur. Over the last 25 years, Natalie has assisted most major names in Real Estate throughout EMEA with real estate appraisal and acquisition strategy. Natalie is also a Senior Fellow at the University of Cambridge, Department of Land Economy, where she continues to contribute to their real estate programs.
Daniel joined Bywater from APAM, where he was Head of Asset Management with a focus on providing recovery and repositioning for regional shopping centres. Daniel joined APAM from Queensberry, where he ran the Asset Management team and had responsibility for new investment acquisitions and disposals.
Daniel has over 17 years’ experience working on leasing, asset management and investment of retail projects across the UK.
Jack joined Bywater in 2023 having previously worked at Jones Lang LaSalle in their City Capital Markets team for over 5 years.
Jack has over 10 years’ experience working on investment and development projects in the London markets, as well as spending 2 years working in Doha for DTZ Qatar in the early part of his career.
Ashley is our local partner on the ground in Belfast and is involved in all our projects in Northern Ireland as both an investor and active partner.
Ashley’s skill set is in the planning and construction phases, having both deep local relationships across Belfast and long experience of successfully delivering residential developments across Northern Ireland.
Stephen spent most of his career at CBRE, the world's largest property advisory firm . He held several senior roles within the firm and was the UK Chairman until he retired in 2019 . Since that time he has been Chairman of Workspace plc , London’s leading provider of flexible offices . He holds a number of other advisory roles including being a board Member of the Australian Super/BL JV Company developing Canada Water.
Julian Stocks is a Partner and Board member of Knight Frank, specialising in portfolio asset management and strategic property advisory work. He leads teams looking after over £4bn of assets in the UK where Knight Frank have responsibility for strategy, asset management and property management.
Julian has over 30 years’ experience in the European and UK markets and was previously Senior Partner at Deloitte Real Estate and UK Managing Director of Tishman Speyer. He was on the Board of the Westminster Property Association for 15 years and is an Investment Property Forum Mentor.
