Kate joined Bywater in 2023 having recently graduated from the University of Cambridge with a degree in Land Economy. She is based in the workspace investment team, assisting Jack with the underwriting and acquisition of deals. Kate is currently working towards her RICS accreditation and aims to sit the APC in 2025.
Emma is a qualified accountant and experienced real estate specialist with over 20 years in the sector. She joined Bywater in 2015 having previously worked for Palmer Capital, Invista Real Estate and Sainsbury’s property development arm.
Emma leads on all financial reporting, both internally and for JV partners and leads on compliance and tax implications of corporate structuring. As Head of Finance she has oversight of all risk, leverage and hedging positions and is closely involved in all debt negotiation.
She is actively involved in all new acquisitions and disposals with a central co-ordination role in due diligence and legal, finance, and JV partner closings.
Nicole is an experienced real estate finance professional from Canada with experience in real estate debt, modelling, fund structuring, investor relations, and institutional capital raising. She previously worked at KPMG LLP and a high-growth Canadian real estate developer and investment firm, specializing in opportunistic and core real estate developments across living, commercial, and industrial asset classes.
Nicole is also a qualified accountant and a Canadian Chartered Business Valuator. At Bywater Nicole leads on real estate debt financing, financial planning & analysis, and supports the joint venture structuring and investor reporting teams.
Pavlos joined Bywater in 2024 having previously worked at Helical plc as a Senior Development Executive for 10 years. While at Helical he was responsible for the delivery of nearly 3 million square feet of “best in class” London office buildings such as The JJMack Building and The Bower and mixed use schemes such as Barts Square.
Pavlos brings over 20 years of experience in the selection and management of outstanding professional teams and project delivery on a variety of development projects in the London and wider markets. He has a proven track record in pioneering sustainable initiatives and driving environmental performance into the heart of project delivery.
Pavlos leads the delivery team at Bywater with overall responsibility for developments across all sectors.
Harry joined Bywater in 2024 as Head of Living. His career has been focused on alternative property since 2012.
Prior to joining Bywater, Harry was the Investment Director at Scape where he launched and ran Scape Living plc, a privately-held REIT, listed in 2020 with a single PBSA building and over the following three years grown to a portfolio of more than £1bn of student accommodation and co-living assets. Harry has also worked at Deloitte, where he trained as an accountant, and Gravis Capital Management – a specialist fund manager – where he listed the first ever student accommodation REIT in the UK.
He joins Bywater to lead investment into the living sectors and to help evolve a sustainable low carbon approach to development in living sectors.
Harry graduated from the University of Bristol with a Masters in Physics. He is also a Fellow of the Institute of Chartered Accountants in England and Wales.
Caitlin is an experienced real estate analyst passionate about regeneration and unlocking development potential. She previously worked for EY’s Real Estate Advisory Team in Melbourne, Australia, with a focus on the growing BTR sector in Australia.
Caitlin specialises in investment appraisal and due diligence. Her focus at Bywater is screening new opportunities, preparing financial underwrites, and supporting the acquisition process across both office and residential asset classes.
Amber is an ambitious and accomplished marketing, brand and communications Director with over 20 years of experience in growing teams and delivering strategies for some of the top developers in the UK such as Lendlease, Countryside Partnerships, Ballymore and Berkeley and more recently Anthology London, Lifestory Group and Dominus.
She has delivered brand strategies for multiple destinations, placemaking and large scale regeneration developments across the UK, Europe and America, not least as Head of Marketing for Lendlease Europe.
She has a reputation as a transformational leader whose expertise encompasses all aspects of marketing management, brand creation and awareness, marketing operations, communications and team leadership.
Stephen spent most of his career at CBRE, the world's largest property advisory firm. He held several senior roles within the firm and was the UK Chairman until he retired in 2019. Since that time he has been Chairman of Workspace plc, London’s leading provider of flexible offices. He holds a number of other advisory roles including being a board Member of the Australian Super/BL JV Company developing Canada Water.
Mhairi acts as an assistant to the leadership team as well as supporting the business in reporting and record keeping.
Mhari has a background in bio-medical science and has worked in research programmes for a number of private sector and higher education employers as well as support roles at the Development Bank of Japan.
She is bilingual in English and Japanese.
Theo has a background in regeneration and urban theory. He has an MA from the University of Cambridge and MSc and PhD in Advanced Architectural Studies from the Bartlett, UCL. He spent 5 years at Jones Lang LaSalle in their Strategic Consulting and Development and Asset Strategy teams working on large development and regeneration projects for public and private sector clients, including 2 years on secondment to English Partnerships, now Homes England.
He founded Bywater with Richard Walker and leads on project delivery, overall creative direction and environmental and social impact. He is an active Councillor in his local community and participates in a number of industry wide initiatives relating to the use of mass timber and social impact.
Amber joined Bywater in 2024 as an Associate Development Manager. She previously worked at The Arch Company as a Senior Quantity Surveyor and brings her experience of successfully managing consultants and contractors to support the delivery of projects across a large portfolio.
Amber has also worked at Arcadis, where she gained a Masters in Quantity Surveying and became a Member of the Royal Institution of Chartered Surveyors. She has 7 years of cost, contract and commercial management experience and has worked alongside signature design team consultants to deliver Grade A London office buildings and achieve challenging sustainability goals.
With over 20 years of experience, Patrick has led on over £1bn of real estate investment as both developer, investor and consultant throughout the UK and Europe. He has extensive experience in varied real estate investment structures and a wide network across international capital markets. In his former role as Head of Capital Markets in Central & Eastern Europe for CBRE and since 2013 at Bywater, Patrick has a proven track record of building and managing best in class real estate teams.
Patrick leads the investment strategy and structuring for the business as well as investor relations. He also serves as a Board Member of Invest NI, the Economic Development Agency for Northern Ireland and is a regular industry commentator on investment issues.
Rhiannon is a qualified chartered accountant and an experienced real estate finance manager. Rhiannon commenced her career at PwC in Australia and also worked on secondment for the firm in Canada. Since moving to London in 2018, and prior to joining Bywater, she worked for a student accommodation platform and a hospitality aparthotel group.
Rhiannon leads reporting on ongoing projects and is responsible for day-to-day finance work across the business under the direction of the Head of Finance. She also supports the development team with project cashflows and provides support on new acquisitions.
Ashley is our local partner on the ground in Belfast and is involved in all our projects in Northern Ireland as both an investor and active partner.
Ashley’s skill set is in the planning and construction phases, having both deep local relationships across Belfast and long experience of successfully delivering residential developments across Northern Ireland.
Julian Stocks is a Partner and Board member of Knight Frank, specialising in portfolio asset management and strategic property advisory work. He leads teams looking after over £4bn of assets in the UK where Knight Frank have responsibility for strategy, asset management and property management.
Julian has over 30 years’ experience in the European and UK markets and was previously Senior Partner at Deloitte Real Estate and UK Managing Director of Tishman Speyer. He was on the Board of the Westminster Property Association for 15 years and is an Investment Property Forum Mentor.
Jack leads on the sourcing and execution of transactions in the workspace sector. Jack has over 10 years of experience working on investment and development projects in the London markets, having previously worked at Jones Lang LaSalle in their City Capital Markets team for over 5 years as well as spending 2 years working in Doha for DTZ Qatar.
Jack is exceptionally well networked across the workspace sector and leads on both opportunity and debt sourcing for new deals as well as managing the underwriting and due diligence process including the internal and partner approvals process.
Richard Walker OBE is Chairman of Bywater Properties and Executive Chairman of The Iceland Foods Group, his family business. In recent years he has exemplified transformative leadership by steering both businesses towards substantial social and environmental impact.
Richard is Chairman of The Iceland Foods Charitable Foundation, Vice President of the conservation group Fauna & Flora International and Ambassador for The Wildlife Trusts and Alzheimer’s Research UK. He has sat on various government advisory boards and is a regular panellist on debate shows such as Question Time and Any Questions.
Joe Jack is the Head of Sustainability at Bywater, embedding his years of cross-discipline experience directly into our projects and business. He is coordinating Bywater’s core response to the climate crisis and approach to ESG.
Prior to joining Bywater, Joe Jack was a partner at leading architectural practice Feilden Clegg Bradley Studios, where he led on research and sustainability, working across projects to drive forward innovation and minimise their impacts on the planet.
He has been a key part of many pioneering sustainability initiatives, including LETI, UK Net Zero Carbon Building Standard and Architects Declare, as well as working closely with industry organisations including CIBSE, RIBA, IStructE, and RICS. He recently co-edited the RIBA book, Materials: An Environmental Primer, reconnecting people with the common materials found in construction.
