We repositioned this perhaps unremarkable block on Grays Inn Road by finding and celebrating the striking brutalist concrete ceilings, previously hidden, and letting their strong pre-cast forms be the inspiration for a strong brand identity that unified the common areas and marketing materials for the project.

By retaining as much of the existing fabric as possible we delivered the building back to the market for a carbon cost of only 57kg CO2e/ m2 compared to a new-build budget for a conventional building of c 1000kg CO@e/m2.
