123 Golden Lane

Acquired in December 2023, refurbishment of this Victorian warehouse in Clerkenwell has commenced and will be ready for occupation in Autumn 2025.

Office space will be arranged over the basement, ground and 5 upper floors. The existing top floor, which is a poor-quality later addition, will be removed and replaced with two additional floors of new workspaces in a re-interpretation of a traditional mansard.

The contemporary extension will be constructed using mass timber as a way of both limiting load on the existing structure, and therefore enabling retention, and minimising the embodied carbon of the project.

Carbon Sensitive

On completion the building is hoped to achieve an upfront carbon of between 264kgCO2e/m2 and 304gCO2e/m2 compared to a newbuild norm in the order of 1000kg CO2e/m2. We believe this approach to creative reuse of heritage buildings of merit is an important part of addressing both climate issues and finding opportunities for positive social impact in the communities in which we work.
